Kingsbridge large holiday cottage that sleeps 9 with well behaved dogs welcome, on the water’s edge on the banks of the Kingsbridge Estuary within easy walking distance of the town. Most rooms look across the water and quays beyond, and from the level garden you can enjoy many varieties of tidal wildlife. A birdwatcher’s paradise, especially in winter.

Accommodation
Ground floor:

Front door to Entrance hall.

Lounge with wood burner, sofas, Smart 43” TV and DVD, patio doors leading to garden.

Open plan kitchen/diner- Superbly equipped kitchen area with ceramic hob, built in electric oven and combination oven/ microwave, American style fridge freezer, dishwasher and filter coffee machine. Dining area to seat ten with handsome oak furniture, window seat & waterside views.

Utility room with washing machine & tumble drier.

Bedroom 1 (on ground floor adjacent shower room, potentially suitable for elderly or those with walking difficulties – please request the access statement for more details). Twin single beds, built in floor to ceiling wardrobes and desk.

Shower room, heated towel rail, basin and WC.

First floor:

Separate stairwell leads from inner hallway (off kitchen) up to Master bedroom with king size bed, built in wardrobe and chest of drawers, en suite shower room.

Stairs lead from entrance hall to remaining bedrooms –

Bedroom 3 with waterside views, double 4ft 6in bed and chest of drawers.

Jack and Jill family bathroom (with door from bedroom 3 and door from landing) with hand basin, WC, and bath with shower over.

Bedroom 4 Triple room with waterside views, 3ft bunk beds and 3ft single bed, built in wardrobe, vanity unit with basin, chest of drawers.

Outside
Landscaped garden overlooking the estuary with patio areas, garden furniture, charcoal barbecue (guests to provide own charcoal) and slipway (kayak available for guest use – own life jackets to be provided) Through the garden gate a public footpath leads along the edge of the estuary.

Included: Bed linen (no towels for 2024 stays – please note towels will be provided from January 2025 onwards), Wi-Fi, oil central heating, electricity, travel cot. Charcoal barbecue (guests to provide own charcoal).
