Can I advertise on Beachlets if my property is more than 10km from the beach?
To advertise on Beachlets your property must be within 10km of the nearest beach. In other words, if you were to look on a map and measure a straight line from your property to the nearest beach, the distance would need to be 10km or less. The location of the property will be verified by Beachlets before an advert is approved to go live on the site.

How do I register?
Click 'Advertise with us' from the top menu bar and select the 'Register' tab. Once you have completed the registration details you will be directed the Advert Manager where you can create and pay for your advert.
How long does it take for my advert to become live on the site?
Normally we are able to review and activate completed adverts within 4 working hours of them being submitted online (Monday - Friday 9.00am - 5.00pm).
Is there a Special Offers section?
The Special Offers section on the homepage lists properties offering reduced rates for a period of one month and is free to all advertisers. Once your advert has gone live on the site you can add a Special Offer by logging into your 'Advert Manager' and clicking 'Add Special Offer' within the 'Advert Summary' box and then entering the details of the Special Offer in the 'Rental Periods and Rates' section. Your Special Offer listing can be removed at anytime and a new Special Offer can be added as many times as you like during your twelve month subscription. Please note you can only list one Special Offer at a time.
How do I appear as a Featured Property on the homepage?
Once your advert has gone live on the site you can activate the 'Featured Property' option by logging into your 'Advert Manager' and clicking 'Add Featured' within the Advert Summary box. You will need to 'Checkout' before your property appears as a Featured Property as this attracts an additional charge. A Featured Property listing will be displayed for two calendar months (so long as your twelve month subscription has not expired).
How much do you charge?
Advertisers pay just £110 to advertise on Beachlets for 12 months. A Featured Property listing on the homepage costs an additional £49 and lasts for 2 months. Special Offer listings are free and can be added and removed as many times as you wish during your twelve-month subscription. Beachlets is an advertising portal, so we do not charge advertisers any booking fees or commission should they be successful in letting out their property. If you manage 5 or more properties please contact us to discuss a discount.
How do I pay?
Once you checkout after creating your advert you will be directed to the Paypal website where you can pay using your Paypal account or if you don't have one you can choose the link to pay using a credit or debit card.
Do I need to pay VAT?
As long as you are operating as a registered business or company in your country you will not be required to pay VAT.
Are payments I make secure?
We are able to accept payment online by debit/credit card for most of the world's best known cards using PayPal, our online payment partner. We do not store your payment details on our website.
How do I use a voucher code?
Enter your voucher code when you 'Checkout' on the site and the corresponding amount will be deducted from the total advertising cost.
Can I advertise more than one property on my advert?
We do not allow more than one property to be advertised on a single advert page. If you would like to advertise more than one property, you will need to create a new advert by clicking on 'Add a New Property' after logging into your 'Advert Manager'.
My country/region or town is not listed, can I still advertise on Beachlets?
If you are certain that either your country/region or town do not exist on the search menu you can create a new location when you set up your advert. This will then be added to our database.
Can I copy another properties text or photos?
For copyright reasons it is strictly against our terms and conditions to copy text and photos from another advert. You will need to create your own text and supply your own photographs. It is certainly worth taking your time and putting as much effort as possible into your advert, as this will increase the number of enquiries you receive.
Can I have a link to my own website from my Beachlets advert?

What determines the order in which search results are displayed?
Search results are displayed from lowest weekly rate to highest weekly rate.
How many photos can I have on my advert?
You can have up to twelve photos on your advert. You will need a minimum of three for your advert to be activated.
How can I delete a photo?
You can delete any or all of your photos by logging into your 'Advert Manager', selecting 'Edit' in the Advert Summary and then clicking on 'Add/Edit' next to 'Photos'. You can now add or delete any photos; taking into account you will need a minimum of three for your advert to be/remain activated.
How should my photos be configured for the best results?
Photos should be Jpeg files (.jpg) no greater than 200Kb in size otherwise they will take too long to load when your advert is selected. For the best results your photos should be configured as 'landscape' and be 420 x 330 pixels in size.
Can I change the photos on my advert at a later stage or add more photos?
You can change or add photos at anytime by logging into your 'Advert Manager'. To replace a photo select the delete button directly below the existing photo and then use the browse button to select the new photo. Please note that any changes to photos will not be updated on the site until they have been approved which takes up to 2 hours during normal work hours. Please remember you need a minimum of three photos for your advert to remain activated.
When I try to upload photos to the site it always seems to time-out, what can I do?
It could be happening because you are trying to add photos that are too big in relation to the speed of your internet connection. If this is the case you could use an image editor to resize you images to 420 pixels across and 330 pixels high and a file size of no more than 200Kb.
I have updated my photos but they are not showing on my advert
Normally we are able to review and activate updated photos within 2 working hours of them being submitted online (Monday - Friday 9.00am - 5.00pm GMT). Another reason may be that your screen needs refreshing as the old version of your advert is held in your computers 'cache'. Refreshing the screen will resolve this problem.
Can I make changes to my advert once it has gone live?
You certainly can. When you register with Beachlets you are asked to specify a Username and Password. You can use these to log into your account to add properties or manage your adverts. The log in box is located on the top right of the screen. Please note that any changes to photos or free text will not be updated on the site until they have been approved which takes up to 2 hours during normal work hours.
How do I update the availability calendar?
You can update your availability calendar by logging into your 'Advert Manager', selecting 'Edit' in the Advert Summary and then clicking on 'Add/Edit' next to 'Availability Calendar'. Here you can update your availability calendar with any new bookings or cancellations.
How do I know how much interest my advert is getting?
You can find out how your advert is performing by logging into your 'Advert Manager', selecting 'Edit' in the Advert Summary and then clicking 'Advert Statistics'. You will be able to see the number of views and enquiries you have had in the past month as well as the total views and enquiries since your advert went live. You can also view the details of each message sent by clicking on the name of the holidaymaker who sent the enquiry.
How will I be notified of booking enquiries?
You will be notified of booking enquiries by either Email, Telephone or SMS text alerts (if you have ticked the box next to your mobile phone number in your account details).
How often do you update your exchange rates?
We update the exchange rates on a weekly basis. The base currency for sorting properties by price is GBP.
Can I exchange my current property for a new one?
It is not possible to exchange your existing property advert for a new one. If you would like to cancel your current advert please email us and we will remove it from the site. For any new properties you will need to create a new advert.
Why can't I login?
It could be that you need to press the 'back' button on your browser and try again. If you have consistent problems logging into your account it may be that you're browser is set to not accept cookies. To resolve this you need to click 'Tools' on your browser, select 'Internet Options' and then click on the 'Privacy' tab. Then click the 'Edit' button and where it says 'Address of website' type in www.beachlets.co.uk and click the 'Allow' button. This will let your browser accept cookies from our site only. Please note that you need to then close down your browser and then open the browser again for these changes to take effect.
What happens if I forget my password?
If you have forgotten your password simply click 'forgotten password' above the log in box on our homepage and enter your Username so that we can send your password to you by email.
I'm not receiving my email enquiries
This could be caused by your email inbox being full or by our email address being deemed as spam by your email server. If you require any further assistance with this matter please contact us.
I'm not receiving my SMS alerts
This could be because the mobile number you have provided is incorrect. To check it and change it, if required, you need to log in to your 'Advert Manager' and click 'Update Account Details'. Confirm that your mobile number is correct and that you have ticked the box to receive SMS alerts. If you require any further assistance please contact us.

What does Beachlets do?
Beachlets is the UK's number 1 website for beach cottages and holiday villas on or near the beachfront in the UK and Europe.
The adverts on the site are created and managed by private holiday home owners, property managers or lettings agents. This means you book direct with the person responsible for letting the property which is great because they know the property and the area intimately so can answer any questions that you may have.
How can I save the details of properties I'm interested in?
Once you have found a property that you are interested in you can click on the 'Add to Favourites' link found below the main photo on the advert page. You will need to give us your email address and a password so we can save your favourites for you. You can then save the properties you're interested in and access them by clicking on the Your Favourites link from the homepage top menu bar when you come back to the site.
How can I tell if a property is available?
The majority of adverts have an Availability Calendar which shows you when the property is available and when it is booked. To view the calendar, click on the 'Availability' tab below the photos on the advert page. Any dates marked in blue are booked and those in white are available. It is a good idea to check the calendar before contacting the advertiser to make sure the property is available for your chosen holiday dates.
I've got some questions about the property, who should I ask?
The best way to find out more about a property is to contact the advertiser directly via their advert as Beachlets does not manage any of the properties advertised on the website.
Can I search for a property by its reference number?
You certainly can. If you know the property ID number of a particular villa or apartment you can type the number into the Quick Search box and click search.
How do I make a booking?
One of the great things about Beachlets is that you can book directly with the advertiser. When you've decided on one or more properties you are interested in, you can email or phone the advertisers directly. Complete the 'Contact' form, giving details about your preferred dates, group size and anything else you would like to know before deciding on which property to book. From then on you can deal directly with the advertiser; Beachlets does not intervene in the booking process.
Who do I pay?
Once the advertiser has got back to you regarding your requested dates and hopefully, answered any of your questions about the property, you can then agree and confirm a booking with them directly. The advertiser will normally ask you to confirm your booking by paying a deposit with the balance of payment to follow closer to the date of your holiday.
Beachlets does not intervene in the payment and booking process. Once you are in touch with an advertiser you should agree the booking and rental conditions between the two of you.
I haven't heard back from the advertiser, what should I do?
If an advertiser has not replied to your email within 24 to 48 hours then please reply to the email receipt that you received from Beachlets when you made the enquiry, letting us know that you have not received a reply. We will then chase up the owner on your behalf.
How can I be sure the property and advertiser are genuine?
It's always a good idea to speak to the advertiser on the phone. A conversation on the phone is more personal than email and will give you a better feel for the credibility of the owner. Ask the advertiser for testimonials and references from past guests, including their contact email addresses. It's also a good idea to make sure you have full contact details for the advertiser.
Always choose a secure payment option, we recommend cheque, bank transfer, PayPal or equivalent. Never pay for accommodation by untraceable methods of payment such as a wire transfer. Be sure that you are paying the advertiser directly or an established agent. Be wary if they ask for money to be paid to a third party.
Beachlets will investigate any complaint raised by a holidaymaker to make sure that our advertisers are accurately describing their properties and behaving in a responsible and professional manner to holidaymakers. Should this ever not be the case, we reserve the right to suspend adverts immediately.
Why am I being asked for a security deposit?
This is the simplest way for a property owner to cover unexpected costs they may incur as a result of your stay. If you lose the keys or if you accidentally break a piece of furniture etc. the best way for the owner to recover the cost is to deduct it from the security deposit and refund the rest to you as appropriate.
Can I cancel my booking through Beachlets?
If for any reason you need to cancel your holiday, please contact the owner directly. As Beachlets does not take part in the booking process, the cancellation has to be negotiated between yourself and the owner.
I'm about to go on holiday, do I get the keys and directions from Beachlets?
As the booking is made directly with the owner, information regarding directions and key exchange are handled directly between yourself and the property owner. It's a good idea to contact them directly by phone or email to clarify any details prior to your holiday.
Who should I contact if there is a problem with my booking or the property?
If you arrive at a property and have a problem, please contact the owner directly. Some owners give the number for their local contact or a property manager for you to call in case of any problems. It's a good idea to make sure you have a contact number before you travel.
Who do I give feedback about the property to?
To pass on your comments and give feedback about a property, please contact the advertiser directly by phone or email.
